Mini-splits for College Station and Bryan
College Station and Bryan have a mix of student rentals, older homes and newer neighborhoods, and all of them deal with long, humid summers. A ductless mini-split gives each room or unit its own cooling and its own thermostat, without new ductwork.
Rental properties
Mini-splits are a popular choice for landlords near Texas A&M. Each room or unit gets its own control, so tenants can set their own temperature. If one indoor unit needs service, the rest of the property keeps running.
Older Bryan homes
Many homes in Bryan, especially near downtown, were built before central air and still rely on window units. A mini-split replaces them with something quieter and far more efficient, and it doesn’t take over a window.
Common College Station projects
- Rental homes and duplexes
- Older homes moving off window units
- Garages and workshops
- Additions and bonus rooms
What a typical install looks like in College Station
For rental properties, we start by walking the whole property with you. We look at each room or unit, decide which ones need their own indoor unit, and figure out whether one multi-zone outdoor unit or several single-zone units makes more sense.
On install day, we mount the indoor units, run the line sets and drain lines, set the outdoor units, and connect the power. We can schedule installs between leases or over summer break to avoid disrupting tenants. A single-zone install usually takes about a day, and larger multi-zone jobs take longer.
Each tenant gets their own remote, and we’ll show you or your property manager how to clean the filters between tenants. A yearly tune-up keeps everything running before the fall semester starts.
